Frame
Steel portal frame structure and sub-frame.
Roof
Steel clad composite roofing panels incorporating 10% translucent panel rooflights on steel purlins to steel portal frame. Fascia and trims in steel.
Walls
Steel clad composite insulated cladding panels on steel cladding rails to steel portal frame.
Loading Door
Up and Over insulated panel door 3.00m wide x 3.800m high.
Entrance Door
Steel door and frame with solid panel above for signage.
Toilet
Disabled WC compartment constructed of blockwork with timber joist roof over, covered with 22mm thick plywood and underdrawn with plasterboard and skim.
Internal Doors
Painted flush timber doors, softwood linings and architraves.
Wall Finishes
Emulsion paint to blockwork partitions. Cladding panels self finished in white.
Floor Finish
Power floated concrete slab.
Ceiling Finishes
Self finished cladding in white to main area. Emulsion paint to plasterboard ceiling in WC.
Fittings
Grab rails and toilet roll holders to WC.
Sanitary Appliances
WC suites and two wash hand basins to each Unit.
Disposal Installation
uPVC soil and waste pipes.
Electrical Installation
Single phase supply 5/10/15 KVA to single, double and triple units respectively. Fluorescent lighting to unit incorporating Emergency fittings. External lighting to each unit. Small power to comprise 2No 13 amp twin sockets. Undersink electric hot water heater. Mechanical Ventilation to toilet. Fire Alarm Installation.
Drainage
Separate drainage system and manholes connected to mains drains.
External Services
LPG, water and electricity metered supplies, BT service duct.
Site Works
Tarmacadam to surfaced areas. Line marking to parking spaces. Concrete flags to footpaths and paved areas. Timber bin store enclosures. Covered and secure cycle stores Main site sign and signposting. Soft landscaping. External lighting.
